Zinc Roofing Details
The quality of a zinc roof is usually determined by its details. The seams may be the most visible part of the roof, but the long-term performance depends on the edges, junctions, penetrations, ventilation paths and movement allowances.
Zinc Substrates
The substrate is one of the most important parts of any zinc roof. Zinc is commonly installed over either a ventilated cold roof build-up or a warm roof construction. The correct approach depends on the building, insulation strategy, ventilation requirements and condensation risk.
A warm roof build-up will usually include a structural deck, vapour control layer, insulation, upper deck and zinc-compatible underlay before the zinc covering is installed. A ventilated cold roof build-up requires continuous and effective ventilation beneath the supporting deck and roof covering.
Incorrect substrate design can lead to trapped moisture, corrosion, condensation, deck deterioration and premature roof failure.
Zinc Standing Seams
Standing seam roofing uses long zinc trays joined with raised seams. The seams provide both the visual rhythm and the weathering mechanism of the roof. Correct tray width, seam height, clip type, fixing pattern and expansion allowance are essential.

Zinc Eaves Details

Zinc Valleys

Dormer Details
Zinc is particularly effective for dormer cheeks, front faces and small roof areas where a durable architectural finish is required. It can be used vertically as cladding or horizontally as a roof covering where the pitch, substrate and detailing are suitable.
For very low-pitched or hidden roof areas, it may sometimes be better to use a different flat roofing system and reserve zinc for the visible façade elements.
Zinc Gutters & Outlets
Zinc can be used for external rainwater goods, box gutters, parapet gutters, central gutters, outlets and downpipes. Soldered joints, mechanical joints, expansion joints and support design must all be considered carefully.
Roof Penetrations
Flues, rooflights, SVPs, vents, MVHR terminals and other penetrations must be properly integrated into the zinc system. Poorly detailed penetrations are one of the most common causes of water ingress on metal roofs.
Generally, penetrations require formed upstands, soldered or mechanically weathered collars, correct laps and careful integration with the tray layout.
Thermal Movement
Zinc expands and contracts with temperature change. Long trays, fixed points, sliding clips and movement joints must be designed correctly. If thermal movement is restrained, zinc can distort, split, fatigue or fail prematurely.
