Neal Roofing is a trading name of Geoff Neal (Roofing) Limited, an established roofing contractor based in York. This Client Hub brings together the practical information, guidance and documents that may be relevant from initial enquiry through to completion.

Roofing work can involve surveying, specification, access, scaffolding, Building Regulations, materials, health & safety, payment stages, Variations, guarantees and completion documentation. Making this information available at the outset helps create a more transparent project for both parties.

Our approach is straightforward: clear scope, clear responsibilities, clear costs and clear communication.

Technical roofing work is undertaken with reference to applicable standards and guidance, which may include BS 5534 , BS 6915 , BS 6229 and relevant Building Regulations.

From Survey to Completion

Most Neal Roofing projects follow a structured sequence. The precise route depends upon the property, scale and technical requirements of the Works, but the principal stages are normally as follows.

Managing Your Roofing Project

Once instructed, your project is managed through Neal Roofing’s internal systems so that appropriate members of the team can access relevant project information, documentation and communication history.

Depending upon the nature and scale of the project, the record may include:

  • survey information and photographs;
  • the accepted quotation and scope;
  • project correspondence;
  • access and scaffolding arrangements;
  • programme information;
  • health & safety information;
  • Variations and additional work;
  • invoices and payment stages;
  • site photographs;
  • completion information; and
  • guarantees and certificates.

The objective is to maintain a traceable project record from initial enquiry through to completion.

Changes During the Works

Roofing projects can reveal concealed conditions after roof coverings, finishes or other building fabric are removed. This is particularly relevant to older, altered and historic buildings.

Where additional work becomes apparent, our normal approach is to record the issue, explain why it requires attention and, where reasonably practicable, provide the associated cost or basis of charging before proceeding.

Agreed additional work can then be recorded as a Variation, creating a clear audit trail between the original quotation and subsequently agreed Works.

Who Will Manage My Project?

Clients should have a clear route for communication and know how responsibility for their project is structured.

Neal Roofing operates with roofing operatives, site supervision, estimating, finance, administration and management functions. Projects are allocated according to their nature, scale, location and technical requirements.

This provides a defined route for project communication rather than relying solely upon the operatives undertaking the physical roofing work.

Our administrative systems also support quotation management, invoicing, project records, guarantees, certification and correspondence.

Building Regulations for Roofing Work

Some roofing work is controlled under the Building Regulations. Whether approval, notification or certification is required depends upon the nature and extent of the Works.

Relevant requirements can include thermal performance, structural considerations, fire performance, ventilation, moisture control and other matters depending upon the particular project.

Geoff Neal (Roofing) Limited participates in the NFRC Competent Person Scheme, and qualifying roofing work may be self-certified through the scheme where the applicable requirements are satisfied.

Where certification forms part of our agreed scope, the relevant completion documentation should be retained as part of the property’s records.

COMPLETION

Project Completion & Records

Depending upon the Works undertaken, completion documentation may include photographs, guarantees, Building Regulations certification, manufacturer information and other relevant project records.

Clients should retain these documents together with the accepted quotation, invoices and subsequent Variations as part of the property’s permanent records.

Such information can be useful during future maintenance, sale, refinancing or subsequent building work.

Useful completion documents may include:

  • accepted quotation and specification;
  • Variation records;
  • final invoices and account records;
  • workmanship guarantee where applicable;
  • insurance-backed guarantee where applicable;
  • manufacturer warranty information;
  • Building Regulations certification where applicable;
  • completion photographs; and
  • other project-specific certificates or records.

Not every document applies to every project. The documentation relevant to your Works depends upon the accepted scope and applicable contractual, statutory and third-party requirements.

Common Questions

Answers to some of the questions clients commonly ask before appointing Neal Roofing or while a project is underway.

Where a structured inspection is required to assess the property and prepare project-specific advice or a detailed quotation, a survey charge will normally apply. Any applicable fee will be explained before the appointment is arranged.

Timescales depend upon the complexity of the property and proposed Works. Straightforward quotations can often be prepared relatively quickly, whereas larger projects may require scaffold pricing, supplier enquiries, technical assessment or further information before a proposal can be completed.

The validity period will be stated within the quotation. Material prices, labour costs, supplier terms and availability can change, so quotations cannot ordinarily remain open indefinitely.

The applicable Terms & Conditions depend upon the nature of the Works. Substantial roofing and replacement projects are dealt with separately from isolated repairs and maintenance. Your quotation will normally identify the terms relevant to your project.

Where concealed or additional work becomes apparent during the project, we will normally record the issue, explain the proposed action and, where reasonably practicable, provide the associated cost or basis of charging before proceeding.

The payment structure applicable to the project is stated within the quotation and associated contract documents. Depending upon the scale and duration of the project, this may include a deposit, interim payments and a final account.

Some roof replacement and alteration work is controlled under the Building Regulations. Whether notification, approval or certification is required depends upon the nature and extent of the proposed Works.

Guarantee arrangements depend upon the nature of the Works and the contractual documents applying to the project. Qualifying substantial roofing work may carry a workmanship guarantee, and insurance-backed or manufacturer warranties may also apply in appropriate circumstances.

Not ordinarily. A limited repair addresses only the agreed defect or location and is being integrated with existing construction. It should not be interpreted as a guarantee of unrelated, concealed or out-of-scope elements of the roof.

Where you are contracting as a consumer, statutory cancellation rights may apply depending upon how and where the contract was entered into. Separate contractual termination provisions may apply outside any statutory cancellation period.
