Lead bay roofs are commonly found over bay windows, projecting
roof areas and other small flat or low-pitched details.
Performance depends on more than simply laying lead over a
deck. The substrate, falls, bay dimensions and surrounding
junctions all influence the finished roof.
Rolled lead sheet expands and contracts as temperatures change.
Bay sizes therefore need to be appropriate for the lead code,
orientation and detail being formed. Correctly positioned
joints allow the sheet to move while maintaining a
weather-resistant covering.
Inspection should also consider the timber deck, upstands,
drips, welted or bossed details, outlets and adjoining masonry.
Existing defects may result from poor falls, oversized bays,
inappropriate fixings, fatigue cracking or movement at
junctions.
Repair may be appropriate where deterioration is localised and
the remaining leadwork is sound. Where cracking, previous
patching or dimensional problems are widespread, removing the
existing covering and rebuilding the detail may provide a more
reliable long-term solution.
