Notes from site inspection

During the course of our site inspection there were a number of issues identified.

Despite the roof not being particularly old, installed within the last 20 years, the detailing to certain areas was poor.

As such, failures were occurring in a number of locations which meant that we had to provide our client with the best option.

Although a series of roof repairs may have been possible they would not have left the client with a guarantee and there was a significant risk of failure in other areas.

Therefore, our recommendation was to replace the coverings using new slates and overhaul the dormers and detailing.

One particular issue related to the front lead gutter lining. This had not been correctly executed and was allowing water to seep through and rot the decorative timber fascia and soffit detail.

Moreover, the lead detailing on the dormers was poor and the lead was beginning to fail as a result of thermal movement. Incorrect installation meant that the provision for such expansion was minimal and splits in the lead fabric were forming.

Although the proposal to completely replace the roof coverings was a belt and braces approach, both us and our client were of the opinion that this solution offered best value for the longer term.

Furthermore, the top floor bedrooms were cold due to poor Insulation levels and the option to replace the roof provided the opportunity for this to be improved.

The Property

A traditional farmhouse cottage in an attractive village between York and Easingwold was the subject of this re roofing project.

Prior to being engaged to install a new roof to the main house, GNR had undertaken the installation of a zinc roof covering to the extension.

The traditional property fronted the Main Street of this picturesque North Yorkshire Village and was highly visible.

The Location

Sutton on Forest, York, North Yorkshire. Between the outlying villages of Huby and Stillington, Sutton is a small linear settlement which boasts a church, stately home and pub. Further amenities are offered in Huby and Stillington and a range of local restaurants are close by.

Specification of work.

After a previous poor installation, the roof coverings of slate on this property needed premature replacement.

The existing roof consisted of Spanish slates which had been poorly fixed and various issues with water ingress and condensation were present and causing damage to the internal fabric of the building.

The Materials

New welsh slates were chosen for this re roofing project as they best suited the period and style of the property.

Further, such slates will provide a roof covering that will serve the current occupants and next generations.

Moreover, a new lead gutter lining was installed to the front and the rear dormers were also reconstructed, insulated and clad in code 5 lead.

New Velfac window units were installed to the two dormer windows to mirror the units used on the lower level extension roof area, previously covered in zinc by GNR.

Furthermore, replacement reclaimed stone ridge tiles were installed to the roof apex to match the existing detail and present a traditional aesthetic.

The Project

• Replacement of the existing roof coverings using new Welsh slates.
• Improvements to the existing Insulaiton levels using Actis Insulaiton products.
• Overhaul, redesign and reinstatement of lead sheet coverings to the two rear elevation dormers.
• New lead lining to the front gutter.
• Replacement of the dormer windows using highly energy efficient Velfac units.
