76 Bootham, York, one of the finest towns of terraced houses in the City.

76 Bootham is a large Victorian terraced property sprawling over 4 floors inclusive of a basement level.
The property is situated on the A19, one of Yorks busiest artery routes.
Dating from C 1855, the Grade II listed property forms part of a row of 4 period townhouses.
Listed by Historic England, the property is of important historical value.
The listed status includes number 70-76 Bootham with grid reference SE 59853 52452.
Originally inspected from ground level, the roof coverings are difficult to see.
However, access was possible to obtain a perspective from the rear dormer windows and front elevation roof windows.
The roof coverings on the property likely date from when it was originally constructed with evidence of some repairs over time.
The roof areas are covered with Welsh slates with a lead lined front gutter and bay window covering, also in lead.
The rear elevation has seen the addition of two dormers over time which are also covered in lead.
Upon inspection, a number defects were revealed and our advice was to replace the roof coverings on a like for like basis, in accordance with BS5534.
Further, based upon residential occupation, it is also important to improve the thermal efficiency of the building by adding Insulaiton between the roof structure.
Further, part of our work involves undertaking significant repairs to the chimney stack between 74&76 Bootham inclusive of some replacement pots.
Removal of the existing Welsh slate roof coverings.

Repairs to the chimney stack between two properties in joint ownership.
Replacement of the existing lead work and lead detailing to both elevations.
The project is set to commence this coming week and our programme is scheduled to last circa 6 weeks.

The large central chimney stack, shared between 74-76 Bootham formed part of our work.
However, the condition of this chimney stack is worse than originally anticipated and the work required has evolved.
Interestingly, the stack for both properties houses flues for 18 fireplaces.
Further, the entire chimney stack now needs to be dismantled to roof level and reconstructed using bricks to match the existing.
We will continue our updates as the works progress.
