The Project

The building is a grade II listed former Workhouse in Helmsley, erected in 1859, the building was designed by JB&W Atkinson of York. The workhouse was closed in 1924. Recently, the building has been converted into 8 flats, each in individual ownership.
Due to the listed status and the fact that the property lies within The North York Moors National Park, sensitive refurbishment of the roof coverings was required.

GNR were engaged by the Management Company to replace the existing roof coverings on a like for like basis.
Scaffolding was erected to the perimeter of the property for the duration of the work.
The roof coverings were removed and any salvageable slates were set aside for reuse.
Once the work was underway it became apparent that two of the large chimney stacks associated with the building were unstable and required rebuilding.
Further, the coping stones on the property were allowing water to penetrate into the external gable walls.
All of the coping stones were removed and re-bedded onto a new Damp proof membrane as part of the work.
The roof was reslated on new battens and a vapour permeable membrane in accordance with BS553.
Moreover, as part of the roofing project, all of the leadwork to the chimney stacks and at the abutments with the copings was replaced in accordance with BS EN 12588.
Furthermore, a new lead roof was installed to a low-level roof area.
Additionally, GNR were instructed to replace the guttering from plastic to CAST aluminium to provide a more appropriate aesthetic on a building of such historical interest.
