Roofing prices cannot be prepared properly without understanding the property, access, roof condition, materials, detailing and scope of work.

At GNR Roofing, we use a survey-led process to prepare specifications and quotations. This allows us to assess the work in context before presenting a clear price.

GNR is a medium-sized roofing contractor with employed operatives, supervisors, administration support and an experienced management structure. Our pricing must account for labour, materials, access, logistics, administration, compliance, overhead and project management.

Our aim is not to issue the cheapest possible price. Our aim is to issue a realistic, properly specified and contract-ready quotation that reflects the true cost of doing the work correctly.

How We Present Costs

The pricing process normally begins with a roof survey.

Depending on the property, this may involve ground-level observation, photographs, binoculars, drone inspection, roof access, mobile access equipment or scaffold access where required.

During the survey process, we will consider the roof covering, leadwork, chimneys, rainwater goods, roofline details, insulation, ventilation, access, safety and any obvious defects.

The Survey Process

We will discuss the likely scope of work with you and provide guidance on suitable products, materials and methods based on the property and roof type.

Some items cannot be fully assessed until scaffold is erected or roof coverings are opened up. Where this is the case, we will identify likely risks within the quotation where practical.

Your quotation will set out the proposed scope, materials, access assumptions and relevant exclusions. This helps reduce misunderstanding and gives both parties a clear basis for the works.

When you receive a formal quotation from us, it will explain what we intend to do, what is included, and where further assessment or additional work may be required.

If you want to make changes, request clarification or add additional items, these should be recorded before the quotation is accepted so the scope remains clear.

Once a project proceeds, it will be managed by an appointed person who will coordinate access, materials, labour, programme and communication.

Where Building Regulations certification, guarantees or insurance-backed warranties apply, the relevant documentation will be issued following completion and sign-off.

When preparing a quotation, we obtain or calculate material costs for the required works and include them within the quotation.

A margin may be applied to materials to cover ordering, administration, handling, storage, waste, transport and site coordination.

Roofing projects can involve unknowns, particularly where defects are hidden below coverings, behind flashings, within chimney stacks or within timber structures.

Where uncertainty exists at survey stage, we will reference this within the quotation where practical.

Common examples include:

  1. Defective chimney stacks: chimney defects can be difficult to assess without scaffold or close access. If repairs, rebuilding, flaunching, pot replacement or repointing are required, these may be priced separately unless already included.
  2. Defective roof timbers: rafters, wall plates, valley boards and decking may only be fully visible once roof coverings are removed. Minor local repairs may sometimes be dealt with as incidental works, but larger repairs will require a written variation.
  3. Failed leadwork: valleys, flashings, soakers, gutters and abutments may require replacement once exposed or accessed safely.
  4. Access changes: scaffold, mobile access or temporary protection may need to be altered if the scope changes or hidden conditions are found.

Additional works should be priced and approved before they are undertaken, unless urgent action is required to protect the property or maintain safety.

Labour, Materials, Access and Management

Roofing prices are not simply a labour and materials calculation. A properly prepared roofing quotation must also consider access, safety, logistics, waste, supervision, compliance, administration and programme management.

Our prices are usually derived from the number of operatives and working days required, the materials needed, the complexity of the roof, and the management required to deliver the project properly.

In some cases, specific materials with long lead times or significant upfront cost may be identified separately. Where this applies, payment for materials may be requested in advance in accordance with the quotation and terms.

Subcontractors and Specialist Services

Where possible, GNR Roofing uses its own employed teams. However, some items may require specialist subcontractors or third-party suppliers.

Common examples include:

  • Access scaffolding and temporary roof systems.
  • Specialist masonry or stone repairs.
  • External decoration and specialist coatings.
  • Window, door or bespoke joinery elements.
  • Mechanical, electrical, alarm, lightning conductor or solar-related works.

Where subcontractors are required, this will usually be identified within the quotation. Their costs may be subject to a management margin to cover procurement, administration, coordination, risk and site management.

Roofing Materials

Every roofing project is different, but we work from a carefully selected range of materials supplied by trusted roofing merchants and manufacturers.

Material choice affects both cost and performance. Natural slate, reclaimed slate, clay tiles, concrete tiles, lead, zinc, membranes, battens, fixings and insulation all have different cost profiles and installation requirements.

Our Staff and Training

Training and competence are central to how we price and deliver work.

Our teams are organised around core roofing disciplines including slating, tiling, leadwork, hard metals, repairs, joinery and building envelope works.

Slating and tiling works are carried out with reference to BS 5534. Leadwork is undertaken with reference to LSTA guidance and BS 6915.

Management Team

Our management team consists of experienced roofing and building restoration professionals. Their role is to coordinate scope, labour, materials, access, programme and communication so that work is delivered in line with the agreed specification.
