What is BS 5534?

BS 5534 is the British Standard code of practice for slating and tiling on pitched roofs and vertical cladding.

It covers design, materials, installation and performance for slates, tiles, shingles, shakes and associated components. Its scope includes new-build pitched roofing, normal reroofing, repairs and vertical applications.

The standard does not provide one universal fixing pattern for every roof. It requires the roof covering and associated components to be specified for the actual building, product, geometry, exposure and calculated wind actions.

BS 5534 is a design framework—not a product badge

Using a marked batten or a compliant tile does not make the complete roof compliant by itself. The underlay, battens, fixings, headlaps, perimeter zones, ridge, hips, verges and workmanship must work together as a specified roof system.

Wind loading and mechanical fixing requirements

Fixing requirements depend on the actual roof—not simply the county, postcode or tile type.

Wind uplift varies with location, altitude, distance from the coast, terrain, surrounding buildings, building height, roof shape, pitch and the position of each tile or slate on the roof. Perimeter, verge, eaves, ridge and corner zones are generally more exposed than central areas.

Do not copy a fixing pattern from another roof

A previous project, neighbour’s roof or generic manufacturer diagram may not represent the same exposure, dimensions or product. Ask for a project-specific fixing specification.

Roofing battens and underlays

BS 5534 roofing battens

Roof battens should be graded for roofing use, correctly sized for their span and marked with the required identification. They must be installed with suitable end bearings, joints and fixings.

Colour treatment alone does not prove compliance. The grading, dimensions, marking and accompanying documentation matter.

Roofing underlays

Underlays provide secondary weather protection during construction and service, but they should not be treated as the primary roof covering.

The underlay must be compatible with the roof system, exposure, support arrangement, ventilation strategy and chosen fixing calculation.

Setting out and headlap

Gauge and headlap must suit the roof pitch, covering and exposure. Poor setting out can leave courses uneven, increase cutting and reduce weather resistance.

Fixings and durability

Nails, clips, screws and other fixings should be suitable for the covering, substrate and environmental exposure, with appropriate corrosion resistance.

Ridges, hips, verges and mortar details

Many pitched-roof failures occur at edges and junctions rather than across the main field of tiles.

Ridges and hips

Ridge and hip tiles require mechanical fixing. Dry-fix systems should also meet the relevant product-performance requirements, including BS 8612 where applicable.

Mortar bedding

Mortar can provide bedding and weathering, but it should not be the sole means of securing ridge or hip tiles.

Verges

Verges need secure, weather-resistant detailing that accommodates the selected tile or slate and local exposure.

Eaves

Eaves details should support the underlay, maintain drainage into the gutter and preserve any required ventilation openings.

Valleys and abutments

Concentrated water flow and intersecting materials make accurate support, laps and weathering essential.

Penetrations

Roof windows, vents, pipes and solar interfaces require compatible flashings and carefully maintained laps.

How does BS 5534 affect reroofing and repairs?

A reroof is not simply the replacement of visible slates or tiles. The complete above-rafter system should be reviewed.

A quotation should describe the system

A line reading “supply and fit tiles to BS 5534” is not a complete technical specification. The quotation should identify the proposed materials, fixings, accessories, assumptions and exclusions.

What is the current version of BS 5534?

Is BS 5534 legally mandatory?

BS 5534 is a code of practice rather than an Act of Parliament. However, it is widely used to demonstrate good practice and can be referenced by specifications, manufacturers, Building Control, warranty providers and contracts.

Does BS 5534 apply to reroofing?

Yes. Its scope includes normal reroofing and repair work using slates, tiles, shingles, shakes and associated components, as well as new-build pitched roofs and vertical cladding.

Does every roof tile need to be mechanically fixed?

The fixing specification depends on the tile, roof geometry, location, exposure and calculated wind loads. Single-lap interlocking tiles must be mechanically fixed, and perimeter zones generally require enhanced fixing. The correct schedule should come from a project-specific calculation or manufacturer specification.

Do ridge and hip tiles need mechanical fixings?

Yes. Ridge and hip tiles should be mechanically secured. Mortar may still be used as a bedding or weathering material, but it should not be relied upon as the sole means of fixing.

What does BS 5534 say about roofing battens?

Only suitable graded roofing battens should be used for roofing work. Battens must meet the required dimensions, grading, marking and documentation provisions and should be appropriate for the span and covering.

How does BS 5534 deal with wind uplift?

Can reclaimed slates or tiles comply with BS 5534?

They can be used where their condition, dimensions, durability and suitability are properly assessed and the fixing, headlap and exposure requirements are met. Reclaimed materials should not be assumed suitable without inspection and specification.
