Choose this service where you are considering instructing Neal Roofing to undertake roofing works and require us to inspect the property before preparing a quotation.
The survey fee covers the agreed site inspection, assessment of the proposed work and preparation of our subsequent quotation or proposal.
Payment of the survey fee does not constitute an instruction for Neal Roofing to undertake the subsequent roofing works.
Roof Condition Report
Choose this service where your principal requirement is a separately instructed written report documenting observed roof condition, defects and recommendations within an agreed inspection scope.
A condition report has different purposes, deliverables and pricing from our Survey & Quotation Service. Where wider independent building surveying, acquisition advice, dispute work or specialist professional reporting is required, a separate surveying instruction may be more appropriate.

Assessing the Project Before We Price It
Some roofing projects cannot be meaningfully priced from photographs, drawings or a brief sales visit alone.
Our Survey & Quotation Service provides a structured pre-contract assessment of the proposed roofing work so that we can understand the property, relevant roof areas, access requirements and technical considerations before preparing our commercial proposal.
The service may include:
- Attendance by an experienced roofing specialist
- Visual inspection of the relevant accessible roof areas
- Assessment of reported defects or areas of concern
- Photographic recording where appropriate
- Measurements and assessment of approximate quantities where required
- Assessment of access and scaffolding requirements
- Consideration of roof coverings, materials and construction details
- Review of relevant leadwork, flashings and associated interfaces
- Identification of associated or enabling works where reasonably apparent
- Preparation of a structured scope, specification and commercial quotation
Unless expressly agreed otherwise, the inspection is visual and non-invasive. Roof coverings, finishes and building fabric are not normally removed or opened up. Concealed construction and defects that are not reasonably apparent at the time of inspection therefore remain outside the scope of the service.
The Survey & Quotation Service is not a building survey, structural survey or comprehensive condition report. Its purpose is to allow Neal Roofing to assess and price the roofing work being considered.

Roofing quotations can vary significantly depending upon what has actually been assessed and included.
A structured survey allows us to consider, where relevant:

- Visible and reasonably anticipated substrate conditions
- Leadwork and flashings
- Chimneys and masonry interfaces
- Rainwater systems
- Insulation requirements
- Ventilation and vapour control
- Access and scaffolding

- Project sequencing
This provides a clearer basis for pricing and reduces unnecessary reliance upon assumptions before work begins.
Survey fees are based upon location, anticipated inspection time, property size, access requirements and project complexity. The applicable fee is confirmed before an appointment is booked.
- Standard Survey & Quotation — from £150 + VAT
Typically suitable for straightforward residential roofing and repair projects within our normal operating area. - Extended Survey & Quotation — from £250 + VAT
Typically suitable for larger properties, multiple roof areas, more detailed measurement or technically involved projects. - Specialist / Commercial Survey & Quotation — from £350 + VAT
Typically suitable for heritage buildings, substantial re-roofing, specialist leadwork, commercial roofs, complex access or projects requiring more detailed assessment.
Where specialist access such as a mobile elevating work platform, scaffold or other equipment is required, any additional cost will be identified before instruction wherever reasonably practicable.
The survey fee relates to the inspection, assessment and preparation of our quotation. It is separate from the cost of any subsequent roofing works.
OUR PROCESS
From Enquiry to Quotation
Each enquiry is reviewed before a survey is booked so that the inspection can be allocated appropriately, the likely scope understood and any access requirements identified in advance.
01 — Enquiry
Submit details of the property, roof and proposed work, together with photographs, drawings or previous reports where available.
02 — Review
We review the information provided and confirm the appropriate survey category, anticipated inspection requirements and applicable survey fee.
03 — Booking
Once the service and fee are agreed, payment is arranged and a suitable inspection date scheduled.
04 — Inspection
The relevant roof areas and associated details are visually inspected using the access method included within the agreed service.
05 — Scope & Specification
The proposed works are translated into a structured scope, including materials, relevant details, assumptions and exclusions where appropriate.
06 — Quotation
A commercial proposal is issued for consideration. Any subsequent instruction to undertake the roofing works is treated separately from the initial survey service.
ACCESS & INSPECTION
Using the Appropriate Inspection Method
Not every roof can be meaningfully assessed from ground level. The appropriate inspection method depends upon height, roof geometry, surrounding access, site conditions and the information required to prepare the proposed quotation.
Where appropriate, inspection may involve:
- Ground-level visual inspection
- Internal roof-space inspection where safe access is available
- Roof-level visual inspection where safe and appropriate
- Roof ladders
- Drone inspection
- Mobile elevating work platforms
- Scaffolding or existing access systems
Access to any particular area is not guaranteed and remains subject to the conditions encountered, available access and safe working considerations at the time of inspection.
Drone Inspection
Drone imagery can provide useful close visual coverage of roof areas that would otherwise require significant temporary access.
It can be particularly useful for:
- Large roof areas
- Churches and heritage buildings
- Chimneys and parapets
- High-level valleys and gutters
- Commercial roofs
- Initial defect assessment
Drone inspection remains a visual assessment and is not a substitute for physical inspection where defects require tactile assessment, opening-up or investigation of concealed construction.

Good Roofing Quotations Start With Proper Assessment
For anything beyond straightforward work, preparing a reliable roofing quotation can require considerably more than measuring an area and applying a rate.
We may need to inspect existing construction, understand reported defects, assess access, review photographs or drawings, consider materials and interfaces, establish approximate quantities and determine an appropriate scope before the project can be properly priced.
The survey fee allows that work to be undertaken as a defined pre-contract service rather than absorbed into a speculative sales visit.
The objective is a clearer proposal: the client can understand what we intend to do, what has been included and the basis upon which the price has been prepared.
